Before a boundary disagreement becomes a lawsuit
on this page
Boundary disputes become expensive when assumptions harden before the evidence is collected. A fence, hedge or driveway may not follow the legal line, and a plan copied from an old file may not tell the whole story.
Preserve the physical evidence
Photograph the site, locate markers and collect surveys, deeds, permits, historic images and communications about prior use. Avoid moving a fence or obstructing access while the position is still being assessed.
Ask the surveyor a precise question
A survey is most useful when it addresses the disputed feature, the controlling records and any inconsistencies. The legal analysis may also depend on long use, permissions or agreements between prior owners.
Explore practical settlement terms
Solutions can include a boundary agreement, easement, maintenance arrangement, relocation work or a small transfer of land. Documents should bind future owners where appropriate.
Early advice keeps the remedy connected to the value and importance of the land in dispute.
